Scottish rent consultation outcomes for 2025/26

Read the outcomes of our recent rent consultation with our Home Group Scotland customers.

Last year we consulted with customers about a proposed rent increase for 2025/26. 

We had 580 responses. These were a mix of online and postal surveys. This is an increase of 190 responses compared to our previous years survey.

Customers received a printed leaflet, email and text message. To encourage customers to respond, we also ran a prize draw with winners notified in January 2025.

Following the consultation, our rents will increase by 2.7% from Thursday 1st April 2025.

To make this decision, the Home Group Scotland board considered:

  • How this would work for the organisation
  • How affordable it would be for customers
  • How we compare with other landlords

This is one of the lowest rent increases in Scotland. Other registered Scottish landlords' proposed increases average 4-5%.

The 2.7% rent increase only applies to social housing tenancies. The rent increase for mid-market customers will be applied from Friday 1st August 2025. This is due to historical restrictions on mid-market rent increases.

The Home Group Scotland board will consider the increase for mid-market rent properties at its March meeting.

How affordable is the proposed 2.7% rent increase? 

The consultation told us 35% of customers thought the proposed rent increase of 2.7% is affordable.

This is an increase from 23% who thought the April 2024 rent increase of 7.7% was affordable.

Comments on the increase proposal

Customers said the main reason they were against the proposed increase is because of the rising cost of living. Unfortunately this is outside of our control.

However, we are mindful of any increase in rent or service charges for our customers. We have resources to support customers facing financial difficulties.

Our financial inclusion team can provide free one to one support to help with money management.
